Tile Roof Waterproofing & Painting in Moreleta Park, Pretoria

Location: Moreleta Park, Pretoria
Service: Tile Roof Waterproofing and Painting

A concrete tile roof is one of the hardest-working surfaces on any Pretoria home. Years of harsh Highveld sun, summer downpours and constant expansion and contraction slowly break down the original colour coat and open up weak spots along the ridges. When this Moreleta Park homeowner called us in, the roof had faded badly and needed both a proper waterproofing refresh and a full repaint to protect it for years to come. As an approved SealPro applicator, Eco Seal combined remedial waterproofing and roof painting in Moreleta Park with a premium two-coat paint system in one coordinated project.

The problem

The tiles had lost most of their original colour, leaving a dull, weathered surface streaked with dirt, moss and years of grime. Up close the tile faces were porous and chalky, which meant rainwater was soaking in rather than running off cleanly. Along the ridges and hips, the old bedding and pointing had cracked and lifted in several places, creating problem spots where water could work its way under the tiles. Left untreated, this kind of deterioration leads to damp in ceilings, staining on interior walls and eventually structural issues in the roof timbers.

The Eco Seal solution

We tackled the roof as a complete SealPro remedial and coating system, matched to the concrete tile profile and the pitch of this roof:

  1. Prep and high-pressure wash the entire roof by hand and machine, stripping off all dirt, moss and loose material to reach a sound, clean surface.
  2. Rake out and repair the failed ridge and hip pointing, then re-bed and seal the affected sections to lock out water at the weak points.
  3. Apply Penetrar as a stabilising primer to bind the porous, chalky tile faces and give the new coatings a firm surface to key into.
  4. Reinforce the treated ridge and detail areas with StretchSeal and RidgeSeal for a flexible, watertight seal that moves with the roof.
  5. Seal the field of the roof with HydroSeal HF as the waterproofing membrane, followed by two full coats of high-quality Marley roof paint for a rich, durable, UV-stable finish.

The result

The transformation is dramatic. What was a tired, faded roof is now a deep, even slate-toned finish that looks brand new from every angle. More importantly, the tiles are properly sealed, the ridges are watertight again, and the two-coat premium roof painting system will hold its colour and protect the home through many more Pretoria summers. The homeowner walked away with a roof that lifts the entire look of the property and, more importantly, one that will keep the rain firmly on the outside — a full tile roof waterproofing and repaint in one visit.
