A commercial building in Olympus, Pretoria was showing the classic signs of an ageing flat concrete roof: the existing waterproofing had delaminated, cracks had opened along the joints, and the membrane around the parapet walls and pipe penetrations was starting to separate. Eco Seal Coating Specialists was brought in to strip back the failed sections, strengthen every crack and joint, and install a full waterproofing system across the roof slab.

As an approved SealPro applicator, Eco Seal installs the SealPro ArmTec waterproofing system — the correct primer, crack reinforcement, embedded mesh and topcoat, applied in sequence, so the finished membrane keeps moving with the slab instead of splitting open again.

The problem: delaminated waterproofing and cracked joints

The roof slab’s old waterproofing layer had reached the end of its service life. At the base of the stone-clad parapet walls, the membrane had lifted away from the substrate, exposing bare, weathered concrete underneath. Cracks and delaminated joints ran along several sections of the roof, including a stretch above an electrical DB box where movement had opened the joint further. Left untreated, this kind of failure lets water track behind the waterproofing and into the structure below every time it rains.

The Eco Seal solution: the SealPro ArmTec reinforced membrane system

1. Prep and prime — the roof was cleared of loose debris and damaged material, then primed with Penetrar, SealPro’s deep-penetrating primer, to bind the concrete surface and lock down porosity.
2. Strengthen the cracks and joints — every crack and delaminated joint, including the section above the electrical DB box, was reinforced with Flex and StretchSeal membrane, sealing the roof’s weak points first.
3. Screed to correct waterflow — a section of the slab was re-screeded to remove ponding and restore a proper fall to the drains.
4. ArmTec mesh membrane — HyperFlex was applied with ArmTec reinforcing mesh rolled in across the full slab, creating one continuous, reinforced membrane bonded to the substrate.
5. Topcoat — the system was finished with HydroSeal HF waterproof topcoat, sealing the entire roof in a clean, UV-resistant, seamless membrane.

The result: a fully sealed, seamless roof slab

The roof at Olympus now has a single, continuous waterproof membrane in place of the old, cracked and delaminated layer. The parapet joints and pipe penetrations are fully reinforced, and the finished topcoat gives the whole slab a clean, uniform surface.
