This commercial property in Meyerspark had been losing its battle with moisture for a while. Spider-web cracking had spread across the plastered walls, and up on the rooftop terrace parapet, a section of render had failed completely, exposing the substrate beneath. Eco Seal, an approved SealPro applicator, was brought in to repair the damage properly and give the building a durable, weatherproof finish from the ground floor right up to the rooftop walls.

The problem

The plastered exterior walls around the building’s inner and outer faces, as well as the reception area, had developed extensive fine cracking, with rust-coloured staining bleeding through in several places — a clear sign that water was tracking behind the render rather than shedding off it. On the rooftop terrace, the coping wall had taken the worst of it: a section of coating had lifted and cracked away entirely, leaving bare, damp-stained substrate exposed to the weather. Left untreated, cracks like these widen with every hot Highveld day and cold night, letting more water in each time it rains.

The Eco Seal solution

Eco Seal’s crew worked their way around the building systematically:

1. Crack repair and reinforcement — every crack across the inner walls, outer walls and reception area was cut open, cleaned out and reinforced with a waterproof coating to stop movement from reopening the joint.
2. StretchSeal waterproofing on the coping — the vulnerable coping sections along the rooftop parapet, where the worst water ingress was happening, were waterproofed with SealPro’s StretchSeal system to seal the exposed substrate and bridge future hairline movement.
3. Clean, prep and prime — the full wall surface was washed down, prepared and primed to give the topcoat a sound, well-bonded base.
4. Two coats of HydroSeal HF — a full two-coat application of SealPro’s HydroSeal HF was rolled on as the finishing layer, doubling as both the protective topcoat and the new paint finish.

The result

The building’s walls are now crack-free, properly waterproofed at the coping, and finished in a clean, uniform coat that has restored the property’s professional appearance.
