This established Waterkloof Ridge home had a tiled roof showing its age: cracked ridge tiles, deteriorating side flashings and valleys, and a faded, chalky topcoat that had lost its water resistance. The homeowner brought in Eco Seal to restore both the waterproofing integrity and the appearance of the roof in a single, phased project.

The problem with the existing roof

A close inspection turned up the classic signs of a tile roof reaching the end of its maintenance cycle. Several ridge caps had loose or cracked bedding cement, letting moisture track down into the roof structure at the highest, most exposed points. Side flashings along the roof-to-wall junctions had opened up cracks where the tile coating met the plaster, a common entry point for water during Pretoria’s summer storms. Valleys, which channel the heaviest volume of rainwater off the roof, showed the same wear. On top of the water risk, the tiles themselves had faded and become porous, with patches of moss and grime dulling the roof’s colour.

The Eco Seal solution

Eco Seal, an approved SealPro applicator, tackled the project in phases to bring the roof back to a watertight, uniform finish:

  1. Ridge repair and waterproofing — loose bedding cement was raked out of all ridge caps and replaced with fresh fibre cement fill, restoring a solid substrate to work from.
  2. Substrate priming — ridges, side flashings and valleys were prepped and primed with Penetrar to bond the new waterproofing layer to the tile and cement surfaces.
  3. StretchSeal waterproofing — a flexible StretchSeal membrane system was applied over all ridges, side flashings and valleys, sealing the cracks and movement joints against water ingress.
  4. Colour coding of fixed sections — repaired areas were colour-matched into the surrounding roof so the remedial work blended seamlessly.
  5. Full roof wash and prep — the entire roof was pressure-washed and hand-cleaned to strip away moss, grime and loose material ahead of painting.
  6. Two-coat roof paint system — a high-quality roof paint was applied in two full coats across the entire tile roof, rebuilding UV and water resistance while giving the roof a fresh, even terracotta finish.

The result

The roof now presents as a single, uniform terracotta surface from ridge to eave, with the previously cracked ridges, flashings and valleys fully resealed beneath the new coating.
