Route 21 Factory Roof and Wall Maintenance & Restoration

The Semiconductor Solutions factory, positioned in the vibrant Route 21 Business Park in Pretoria, confronted a myriad of infrastructural issues. Their administrative segment’s roof slab exhibited evident signs of wear with its torchon waterproofing system presenting cracks and delamination, especially along the joints. The inadequately sealed outlets compounded the situation. Moreover, both the reception and the main factory building’s walls showcased unsightly cracks, leaks, and significant paint degradation. Their factory roof and box gutters too weren’t spared, demanding immediate attention for leaks and damage.

EcoSeal’s strategic intervention commenced with the roof slab. Delaminated torchon sections were removed, the slab was meticulously prepped, and outlets were opened and sealed accurately. The ArmTec HyperFlex waterproofing system was then deployed, rejuvenating the slab’s protection. Wall issues were addressed by opening up cracks and using fiber cement for sealing. Strengthened with Penetrar and further reinforced with the CrackSeal membrane and Repello, the walls were then waterproofed using HydroSeal HF. A double coat of superior wall paint brought back the walls’ lost luster. The roof and box gutter challenges were tackled by cleaning, filling, and sealing using the StretchSeal membrane. Post-waterproofing with Hydroseal HF, the repaired sections were painted, wrapping up the comprehensive restoration.
