When a commercial plant roof starts leaking, the damage rarely stays on the roof. At this Koedoespoort Industrial facility in Pretoria, the internal box gutters had rusted through completely, the roof sheeting was corroding along the screw lines, and flashings had worked loose. Eco Seal Coating Specialists was called in for professional industrial roof coatings — to strip out the failed gutters, replace them, and give the whole roof a proper waterproofing and painting system.

The problem

The box gutters that channel rainwater off the roof had reached the end of their life. Years of standing water, trapped debris and paint flakes had eaten right through the steel, leaving open holes where water could pour straight into the building below. In several sections the gutter floor had rusted away entirely, with moss and vegetation taking hold in the debris. The roof sheeting itself was in poor condition too. Rust was spreading in patches along the pans and around hundreds of fasteners, screws had loosened, and flashings were missing or lifting.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal followed a system built for corroded metal roofs and failed gutters:

1. Box gutter replacement. Rather than patch beyond repair, we installed brand-new 1.2mm galvanised box gutters inside the old ones, complete with new outlets and stopends, so the roof drains properly again.
2. Clean and degrease. The entire roof area was high-pressure washed to strip loose dirt, old flaking coating and surface contamination back to a sound surface.
3. Treat and prime the steel. Rusted sections were treated with a rust converter, then the metal was primed with Purple Prime to lock down the substrate.
4. Seal the weak points. Every joint, lap and screw line was reinforced with a Flex and StretchSeal membrane, and each fastener was sealed with ScrewSeal.
5. Waterproof the roof. A HydroSeal HF flexible membrane was applied over the treated surface to form a continuous, watertight skin.
6. Repaint. Finally, two coats of high-quality roof paint were rolled over the whole area to protect the coating and restore a clean, uniform finish.

The result

The plant has watertight box gutters again, sound sheeting, and a fully sealed and painted roof. The open rust holes are gone, the drainage runs the way it should, and the corrosion has been stopped before it could compromise the structure.
