This Garsfontein home has a large IBR metal roof spanning the main house and an adjoining carport structure, and years of Pretoria sun and summer storms had taken their toll. The client called Eco Seal in for a full maintenance and repaint programme to stop active corrosion before it compromised the sheeting, and to get the roof looking sharp again.

The problem with this metal roof

Close inspection showed widespread surface rust across the sheeting, with several sections corroded through to the point of small perforations along the pans and ribs. Screw fixings, flashings, and joint lines had failed in places, leaving the roof vulnerable to leaks during heavy rain. Left untreated, this kind of corrosion only spreads, weakening the sheeting and eventually forcing a full re-sheet rather than a maintenance repaint. The barge boards along the roofline were also showing rot and needed structural attention before any coating work could begin.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal followed a proven maintenance sequence suited to corroded IBR sheeting:

1. High-pressure wash the full roof area to strip loose rust, dirt, and old coating residue, followed by degreasing to give every new layer a clean surface to bond to.
2. Rust conversion on all corroded sections, chemically neutralising active corrosion before it could continue eating into the metal.
3. Barge board repairs, replacing rotten timber purlins and sprockets and securing and realigning the existing barges.
4. Priming, sealing the treated metal with Purple Prime to lock down the converted rust and create a stable base for the topcoats.
5. Waterproofing the screw lines, joints, and flashings with ScrewSeal, closing off the specific points where this roof had been letting water in.
6. Two coats of premium roof paint, a SealPro Cool Roof coating system that both protects the sheeting long-term and helps reflect heat out of the roof space.

The result

The Garsfontein roof went from patchy, perforated rust to a uniform, fully sealed metal roof in a soft grey finish.
