A weathered metal sheeting roof does not fail all at once. It fails quietly, one rust spot and one leaking screw line at a time, until the first heavy Highveld storm finds its way inside. When this Queenswood homeowner called us in, the roof was still holding, but the warning signs were already there. Eco Seal Coating Specialists carried out a full clean, rust treatment, joint waterproofing and roof painting across the entire sheeting area to give the roof a fresh, protected lifespan.

The problem we found

Across the roof sheeting the coating had chalked and thinned, leaving bare metal exposed to the weather. Rust had taken hold in patches around fixings and along the low points of the profile, and several screw lines and sheet overlaps had opened up as the metal expanded and contracted through the seasons. On the step-down and parapet sections, flashing joints had lifted and the underlying fibre cement was weathered. Left untreated, these are exactly the points where water enters and rust spreads underneath the coating.

The Eco Seal solution

As an approved SealPro applicator, we worked through a proven metal-roof maintenance sequence:

  1. High-pressure clean and degrease of the entire area, stripping away chalk, dirt and loose material back to a sound surface.
  2. Rust treatment, applying a rust converter to every corroded section to neutralise it and stop it spreading.
  3. Priming with Purple Prime, locking down the treated metal and giving the coating system a stable base.
  4. Waterproofing the vulnerable joints with Flex and StretchSeal reinforcing over seams and overlaps, and sealing every fastener with ScrewSeal so the screw lines can no longer weep.
  5. Beam-filling and flashing repair on the step-down and parapet sections using fibre cement, then waterproofing the parapet-wall flashings, joints and screw lines.
  6. Membrane and topcoat, sealing the roof with HydroSeal HF and finishing with two coats of high-quality roof paint in a clean charcoal grey.

The result

The finished roof reads as one continuous, sealed surface. The rust is gone, the screw lines and overlaps are watertight, and the fresh charcoal coating has lifted the whole home. More importantly, the sheeting is now protected against the weather that was slowly wearing it down, with a maintenance interval measured in years rather than seasons — the same roof repairs and waterproofing we deliver across Pretoria East.
