When the owners of this large residential home in Mooikloof Estate called Eco Seal in, the roof had reached the end of its previous coating cycle. Years of highveld sun, hail and thermal movement had left the tiles faded, the ridge cement cracked and the old waterproofing UV-failed. It was the kind of roof that still looked solid from the driveway but was quietly letting the elements back in at every ridge and flashing — a job for a full roof painting and re-waterproofing rather than a cosmetic touch-up.

The problem

Up close, the picture was clear. The mortar bedding along the ridges and hips had cracked and pulled away, with loose sections and open joints running the length of the roof. In several places the protective top coat on the tiles had blistered and delaminated, exposing bare concrete to the weather. The old coating had faded badly and lost its ability to shed water, and cracked flashing sections needed to be re-sealed before any painting could begin. Left as it was, the next few rainy seasons would have driven moisture straight into the roof structure.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a full remedial and re-waterproofing system rather than a cosmetic repaint:

1. Ridge repair. Loose and cracked cement was raked out of every ridge and hip, then re-filled and re-bedded with fibre cement to rebuild a sound, level line.
2. Prep and prime. The rebuilt ridges and repair areas were primed with Penetrar to lock down the substrate and give the waterproofing a proper key.
3. Ridge waterproofing. A reinforced StretchSeal membrane system was applied over the full length of the ridges and hips, bridging the joints and sealing the cracks and delaminated sections against water ingress.
4. Clean and wash. The entire roof was high-pressure washed by hand and machine to strip dirt, chalk and failed coating back to a clean, sound surface.
5. Waterproof top coat and paint. The whole roof was sealed with HydroSeal HF and finished in two coats of high-quality roof paint — Marley M22 Ultimo in a modern slate grey.

The result

The transformation is dramatic. The tired, patchy red roof is now a crisp, uniform slate-grey that lifts the whole look of the home, and every ridge and flashing is sealed under a continuous waterproofing membrane.
