When water finds its way through a flat concrete drain section or a tired roof slab, it rarely announces itself at the source. It shows up as peeling paint on an inside wall, a damp patch in a passage, or a stain spreading across a ceiling far from the actual leak. Eco Seal Coating Specialists was called to a busy Muckleneuk property for professional concrete slab waterproofing — to trace and permanently seal exactly this kind of problem across several linked areas: an exterior drain section, internal store-room and passage screeds, and roof-slab valleys feeding the same drainage line.

The problem

The existing drain section had lost its fall. Instead of shedding water to the outlet, it was holding it, and that standing water was tracking back under the substrate and into the building. Inside, the tell-tale signs were already visible: blistered, flaking paint where moisture had pushed through the wall. Out on the roof, valley sections had opened up, with perished timber and debris blocking the flow and letting water sit against the structure. Left alone, this combination of ponding, failed screed falls, and open roof valleys guarantees ongoing internal damage.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal specified the ArmTec HyperFlex system for the slab and drain sections and carried out the remedial work in clear stages:

  1. Strip and expose. Equipment, pipes and pots were carefully removed, and the failed sections were cleaned back to a sound substrate.
  2. Re-establish the falls. New screed sections were installed to correct the water flow, so every surface drains toward the outlet instead of ponding.
  3. Prep and prime. Each section was prepared and primed with Penetrar to lock down the substrate and give the membrane a firm grip.
  4. Reinforce and waterproof. A Flex and StretchSeal detail was worked into the corners and joints, then the HyperFlex membrane was applied with ArmTec mesh embedded for strength across the drain and slab areas.
  5. Seal the roof line. Open roof valleys were cleared, made good and sealed, and ridge and flashing sections were re-secured and coated so the whole drainage path is watertight.
  6. Top coat. A HydroSeal HF finish was applied to leave a seamless, UV-stable waterproof skin.

The result

The drain section now carries water cleanly to the outlet, and the grey ArmTec membrane gives a tough, seamless surface that will not let water back into the building. The roof valleys are clear and sealed, the internal damp source is cut off, and the property owner has a fully backed waterproofing system instead of a recurring leak.
