This double-storey home on a large stand in Kameelfontein needed more than a coat of paint. Years of Pretoria’s summer storms and harsh UV had worked their way into the roof flashings, the chimney stack, and the tiled balconies and staircase, while the exterior walls were due for a full repaint. Eco Seal was brought in to tackle the whole exterior in one coordinated visit — waterproofing first, painting to follow.

The problem the owner was facing

The metal roof sheeting showed rust bleeding along several seams, and the flashing around the chimney had cracked and lifted, leaving an open path for water to track down into the roof structure during heavy rain. At the top-floor balconies and the outside staircase, the old tiles were failing — grout lines had opened up and water was getting underneath, which is exactly how a small leak turns into a damp ceiling below. The exterior walls were also showing their age, with patches of old paint flaking off the render in several places.

The Eco Seal solution

Working as an approved SealPro applicator, our team addressed each area with the correct system for the substrate:

  1. Chimney and flashing repair — the cracked flashing at the chimney and around the top-floor window openings was cut back, and the exposed joints were re-sealed and waterproofed to stop water tracking in behind the cladding.
  2. Metal roof waterproofing — the affected ridge lines and roof-to-wall junctions were cleaned, primed, and coated with a flexible waterproofing membrane to seal the seams and screw penetrations against future rust and leaks.
  3. Balcony and staircase strip-out — the failing tiles and old tile adhesive were stripped back from the roof slab balcony, the tiled balconies, and the outside staircase, right down to a clean, sound substrate.
  4. ArmTec waterproofing system — the exposed screed and slab areas were primed and waterproofed using the ArmTec HyperFlex waterproofing system, reinforced at movement joints and upstands, giving the balconies and staircase a fully sealed base before retiling.
  5. Screed and prep for retile — the waterproofed surfaces were screeded level and left ready for the homeowner’s chosen tiles to be laid.
  6. Exterior wall maintenance — loose and flaking paint was stripped back, cracks were filled, and the walls were cleaned and primed ahead of a full two-coat repaint.

The result

The chimney and roof flashings are now fully sealed, with a durable waterproof coating protecting the seams and joints that were the original source of the leaks. The balconies and staircase have gone from cracked, water-damaged tiling to a solid, waterproofed base that’s ready for new tiles — the same balcony waterproofing we deliver across Pretoria.
