When a home has a flat concrete roof slab and a tiled balcony, water has nowhere to run off quickly. Every crack, tired joint and blocked outlet becomes a slow leak into the rooms below. This Erasmuskloof property had reached exactly that point, so the owner called in Eco Seal to strip the failing areas back and rebuild the waterproofing properly. As an approved SealPro applicator, Eco Seal was able to specify the right system for each surface rather than paint over the problem.

The problem

The flat concrete roof slab was weathered and stained, with hairline cracks and delaminated joints letting moisture sit on the surface. Outlets were partly blocked, so water pooled instead of draining. The tiled balcony told the same story from the other side: once the tiles were lifted, the old under-tile membrane and screed underneath had failed, leaving the substrate exposed and no longer holding water back from the living space below.

The Eco Seal solution

Eco Seal treated the roof slab and the balcony as two connected waterproofing jobs, each with its own SealPro build-up:

1. Opened and corrected the outlets so water could flow away, and lifted the geyser clear to work underneath.
2. Stripped the balcony down to the substrate, removing old tiles, glue and rubble, then checked screed levels and fall to the outlets.
3. Prepped and primed both surfaces with Penetrar so the coatings could bond to sound concrete.
4. Reinforced every crack and joint with a Flex and StretchSeal membrane band to bridge movement before the main coat went on.
5. Installed the ArmTec waterproofing system across the roof slab and as the under-tile layer on the balcony, embedding ArmTec reinforcing mesh into HyperFlex for a seamless, flexible membrane.
6. Finished with HydroSeal HF, plus a tile-ready top coat on the balcony so the surface was ready to be retiled and grouted.
7. Retiled the balcony and sealed the surrounding roof sections at the patio, staircase and kitchen to leave the whole area watertight.

The result

The flat roof slab is now a clean, continuous grey membrane that sheds water to the outlets instead of holding it — proven flat roof waterproofing built to last. The balcony has been rebuilt from the substrate up and retiled over a proven under-tile system, the same balcony waterproofing approach we use across Pretoria, and the neighbouring concrete slab waterproofing was sealed in the same visit. The owner is left with a fully sealed roof and balcony backed by a workmanship guarantee.
