A block of small factory rental units in Silverton, Pretoria was letting water in through an ageing metal sheeting roof. With tenants and stock underneath, the landlord needed the roof sealed properly before the next storm season, so Eco Seal was brought in to waterproof the sheeting across the units.

The problem

Industrial IBR and corrugated roofs live and die on their fixings and laps. On these units the screw penetrations had backed off and rusted, the side and end laps had opened up, and the sheeting itself was chalky and corroding along the overlaps — exactly the points where wind-driven rain finds its way into a factory unit. Left unattended, that means damaged stock, rusted purlins and unhappy tenants.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal sealed the roof with a full liquid waterproofing build-up suited to industrial sheeting:

1. Clean and prepare — the roof was pressure-washed and degreased, and loose rust cleaned back off the sheeting, laps and fixings.
2. Rust treatment and prime — corroded fixings and overlaps were rust-treated and primed with Purple Prime to lock down the metal.
3. Seal the leak points — every screw line was reinforced with ScrewSeal and the side and end laps waterproofed with Flex and StretchSeal.
4. Waterproof topcoat — two coats of HydroSeal HF were applied across the sheeting to seal the roof as one continuous, UV-stable membrane.

The result
