When a large residential unit in the leafy suburb of Lynwood, Pretoria began showing rust streaks and leaking seams across its IBR roof sheeting, the owners called in Eco Seal Coating Specialists. The problem: a rusting, leaking IBR roof

An on-site inspection told the whole story. The IBR sheeting was heavily weathered, with rust blooming along overlaps and around fastener heads. Debris and rotted material had collected in the box gutters and valleys, holding moisture against the steel and accelerating corrosion. Several seams and screw lines had opened up completely, allowing water to track under the sheets and into the structure below. Roughly 253 m² of roof area needed remedial attention.

The Eco Seal solution: SealPro metal roof system

As an approved SealPro applicator, Eco Seal specified a coating system built specifically for corroded IBR sheeting. The team worked methodically across the entire roof:

  1. High-pressure clean and degrease — the full roof area was washed down to strip loose rust, dirt and old chalking, and every gutter and valley was cleared of debris.
  2. Rust treatment and priming — corroded sections were treated with a rust converter, then the sheeting was sealed with SealPro Purple Prime.
  3. Waterproof the weak points — all overlaps, joints and screw lines were reinforced with Flex and StretchSeal, with ScrewSeal patches applied over fastener heads.
  4. HydroSeal HF membrane — a flexible waterproof top layer was applied to bridge movement and lock out water for the long term.
  5. Two coats of premium roof paint — the roof was finished in two coats of high-quality roof coating, giving a uniform, UV-stable colour and a clean, protected surface.

The result: a watertight, refreshed roof
