This established Elardus Park home had two problems working against it at once: a tired metal roof that had faded and picked up surface rust around the fixings, and exterior walls where the plaster had started cracking and peeling in patches near the windows. Left alone, both issues only get worse — rust eats into screw lines and joints, and hairline cracks in plaster let water track behind the coating. Eco Seal was brought in to bring the roof sheeting, the exterior walls, the bargeboards and gutters, the palisade fencing and the garage door back to a single, well-maintained standard.

The problem the roof and walls were facing

The roof sheeting had lost its factory finish. Years of sun and rain had left the panels chalky and grey, with rust converting on exposed screw heads and along overlap joints — the classic early sign of a metal roof heading toward leaks if the surface isn’t restored. On the walls, sections of plaster around the windows and along the boundary wall had cracked and were flaking away from the substrate, exposing bare patches that would only spread with the next heavy Pretoria thunderstorm.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a full maintenance and painting programme covering every exterior element on site:

1. High-pressure washed and degreased the entire roof sheeting area to strip loose debris, chalking and surface contamination.
2. Treated all rusted screw heads and fixings with a rust converter, then primed the metal sheeting with Purple Prime, a rust-inhibiting primer built for metal roofs.
3. Waterproofed the overlap joints with Flex and StretchSeal, then reinforced every screw line individually with ScrewSeal.
4. Applied two full coats of HydroSeal HF over the primed, waterproofed sheeting for a durable, weathertight topcoat.
5. High-pressure washed the exterior walls, then repaired the cracked and peeling plaster sections by hand, matching the surrounding wall texture.
6. Renewed the perished seals around windows and doors before priming the prepped walls with a flexible primer, then applied two coats of premium exterior wall paint.
7. Cleaned, treated and repainted the bargeboards, gutters, downpipes, palisade fencing and garage door to tie the whole exterior together.

The result

The roof now reads as a single, uniform colour instead of a patchwork of faded panels, with every screw line and joint sealed against water ingress — the same roof painting and preventative roof maintenance we deliver across Pretoria.
