A small retail complex in Kwaggasrand, Pretoria was redone from the roof down, with an ageing IBR metal sheeting roof that had started leaking into the shops below. On a trading retail complex a leaking roof means damaged stock and damp shopfront ceilings, so Eco Seal was brought in to waterproof and repaint the roof and make good the ceilings underneath.

The problem

The IBR roof had reached the point where its fixings and laps could no longer keep water out. Screws had backed off and rusted, the side and end laps had opened up, and rust was streaking down the flashings and parapet capping. Water was already finding its way through to the shopfront ceilings, which had blistered and cracked. Across a retail complex that combination needed a proper waterproofing and repaint programme, not spot patching.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal sealed the roof and restored the ceilings:

1. Clean and prepare — the roof was pressure-washed and degreased, and loose rust cleaned back off the sheeting, laps and fixings.
2. Rust treatment — corroded screws, fixings and flashings were rust-treated and primed to lock down the metal.
3. Seal the leak points — screws were replaced and sealed with ScrewSeal, and the flashings and overlaps reinforced with Flex and StretchSeal.
4. Waterproof coating — HydroSeal HF was applied across the sheeting to seal the roof as one continuous, UV-stable membrane, then finished in the roof colour.
5. Ceiling repairs — the water-damaged shopfront ceilings were repaired, skimmed and repainted.

The result
