When a concrete tile roof starts leaking, the problem is almost never the tiles themselves. The problem

Years of Highveld sun, thermal movement and weather had taken their toll on the original ridge cement. The mortar had shrunk and split, leaving open cracks running the length of the ridges and gaps where whole sections of filling had simply fallen out. Loose and broken tiles added to the risk, and the blocked valleys meant rainwater had nowhere clean to run. Left as it was, every storm would push more water into the roof structure and eventually into the ceilings below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal rebuilt the ridge lines with a full remedial system rather than a quick patch:

  1. Rake out and clean. All the loose, cracked cement was raked out of the ridges and the valleys were cleared so the substrate was sound and open.
  2. Re-bed and fill. Broken tiles were replaced or reseated, and the ridges were re-filled with a fibre-reinforced screed to restore a solid, continuous base.
  3. Prime the substrate. A penetrating primer was worked into the prepared ridge line to lock down the surface and give the waterproofing layer something to grip.
  4. Waterproof with the StretchSeal system. A flexible membrane was reinforced over the ridge joints and coated with the StretchSeal waterproofing system, creating a seamless, elastic skin that moves with the roof instead of cracking against it.
  5. Colour code the ridges. Finally, the finished ridges were colour coded to blend cleanly with the existing tile, so the repair looks like part of the roof.

The result

The roof now has crisp, uniform ridge lines that are fully sealed from end to end. The cracks and open gaps are gone, the valleys drain freely, and the flexible StretchSeal coating will flex with the daily heat-and-cool cycle instead of splitting apart.
