A concrete tile roof is only as watertight as the mortar holding its ridges and flashings in place. When that bedding cement ages and cracks, water finds its way underneath the tiles long before anyone notices a ceiling stain. This home in Monument Park, Pretoria, had reached exactly that point, and the owner called Eco Seal for tile roof waterproofing before the next rainy season.

The problem

An inspection of the roof told a familiar story. The ridge capping ran with hairline and open cracks along its full length, and in several sections the original filling had crumbled away completely, leaving gaps straight through to the timber battens below. The flashings where the tiles met walls and abutments were exposed and lifting, with loose cement flaking off at a touch. Left alone, these openings act as funnels — every storm drives rainwater deep into the roof structure, rotting battens and eventually showing up as damp on the ceilings inside.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal restored the ridges and flashings with a proven, layered tile roof waterproofing system rather than a quick cosmetic patch:

  1. Rake out and clean. All loose and cracked cement was raked out of the ridges and flashings back to a sound edge, then the substrate was brushed clean of dust and debris.
  2. Re-bed with fibre cement. The raked-out joints were re-filled with a reinforced fibre cement to rebuild a solid, stable base for the ridges and flashing lines.
  3. Prime the substrate. Every prepped ridge and flashing was treated with Penetrar penetrating primer to lock down the surface and guarantee adhesion of the waterproofing.
  4. Embed the StretchSeal membrane. A flexible StretchSeal reinforcing system was applied over the joints, bridging the cracks so the finished seal can move with the roof’s daily expansion and contraction without splitting again.
  5. Seal and colour code. The ridges and flashings were finished with a HydroSeal HF waterproof coating and colour coded to blend cleanly with the existing tile, leaving a uniform, weatherproof line across the whole roof.

The result

The roof now reads as one continuous, sealed surface. The ragged, crumbling ridge lines are gone, replaced by crisp, colour-matched capping that turns water away instead of channelling it inside. The flashings are fully encapsulated and flexible, ready to handle Pretoria’s hot summers and heavy afternoon storms.
