A large transport company in Glen Marais, Kempton Park needed the tiled roofs across its buildings maintained, waterproofed and repainted. Across a commercial site with several roofs, the job was as much about stopping leaks at the vulnerable ridges and valleys as it was about restoring a clean, uniform, well-maintained look, so Eco Seal ran a full tile-roof programme across the buildings.

The problem

The concrete-tile roofs had reached the end of their maintenance cycle. Ridge caps had loose and cracked bedding cement, letting moisture track into the roof structure at the most exposed points. Valleys and flashings — where the heaviest volume of rainwater is channelled — showed the same wear, and the tiles themselves had faded and gone porous, dulling the roofs and shortening their life. On a commercial site, that combination of leak risk and tired appearance needed a proper repair-and-repaint, not a paint-only job.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through the proven tile-roof sequence across the buildings:

1. Ridge repair — loose bedding cement was raked out of the ridge caps and re-bedded with fibre-reinforced fill.
2. Prime — ridges, flashings and valleys were primed with Penetrar to bond the waterproofing to the tile and cement.
3. StretchSeal waterproofing — a flexible StretchSeal membrane was applied over all ridges, flashings and valleys to seal the cracks and movement joints.
4. Full wash and prep — the roofs were pressure-washed and hand-cleaned to strip moss, grime and loose material.
5. Two-coat roof paint — a premium roof paint was applied in two full coats across the tile roofs, rebuilding UV and water resistance and giving a fresh, uniform finish.

The result
