A school in Olympus, Pretoria had a flat concrete roof slab where the original torch-on waterproofing had failed and was letting water into the rooms below. With classrooms underneath, the slab had to be sealed properly and with minimal disruption, so Eco Seal overlaid the failing torch-on with a fully bonded ArmTec HyperFlex waterproofing system.

The problem

The existing torch-on membrane had blistered, cracked and lifted at the laps, with the upstands and outlets no longer sealed. Bituminous torch-on ages hard and brittle under Highveld UV, so once the laps open up, water tracks under the sheet and into the classrooms below. Stripping torch-on off an occupied school roof is disruptive, so a bonded liquid overlay was the correct, low-disruption fix.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal overlaid the failing torch-on with a fully reinforced ArmTec HyperFlex membrane:

1. Clean and prepare — the torch-on was cleaned down, blisters cut and laid flat, and lifted laps, upstands and outlets made good.
2. Prime — the surface was primed with Penetrar to bond the new system to the aged bitumen membrane.
3. Detail the weak points — laps, movement joints, upstands and pipe penetrations were reinforced with Flex and StretchSeal.
4. ArmTec HyperFlex membrane — HyperFlex was applied with ArmTec reinforcing mesh embedded across the full slab, forming one seamless, elastic sheet over the old torch-on.
5. Protective topcoat — finished with two coats of HydroSeal HF for a UV-stable, heat-reflective seal.

The result

The school slab now carries a single, seamless waterproof membrane bonded over the old torch-on, with every lap, upstand and outlet reinforced and sealed — the same concrete slab waterproofing and ArmTec HyperFlex system we install on commercial and institutional roofs across Pretoria.
