This large family home in Anderbolt has a mix of pitched tile roofing and flat concrete slab sections tucked between the roof planes, along with an upstairs balcony overlooking the garden. Those flat areas carry the solar geyser, the aircon condenser units, the satellite dish, and the chimney flashings — some of the hardest-working, most exposed surfaces on the whole roof. After years of Highveld sun, hail and summer storms, the bare concrete needed professional concrete slab waterproofing.

The problem

Up close, the flat slab sections were cracked, stained and porous, with dark algae patches marking exactly where water was sitting and soaking in instead of running off. Around the chimneys and roof-side flashings, the old joints were exposed and unsealed, and the ridge caps along the tiled sections had never been properly waterproofed either. Left as is, this combination of cracked slabs, open flashing joints and unsealed ridges is a direct route for water into the roof structure and ceilings below. The balcony floor had the same problem: a bare, weathered surface with no membrane protecting the structure underneath.

The Eco Seal solution

As an approved SealPro applicator, our team specified a system-matched approach for each surface rather than a single blanket coating:

  1. Full preparation — all flat slab areas, the balcony floor, chimney flashings and roof ridges were cleaned, repaired and primed to give the waterproofing systems a sound base to bond to.
  2. ArmTec system on the slabs and balcony — the flat roof slabs and the balcony floor received SealPro’s tile-ready ArmTec waterproofing system, a tough, flexible membrane built to handle foot traffic, ponding and UV exposure.
