A row of shops in Cinderella, Boksburg had reached the point where its ageing metal roof could no longer keep the weather out. Rust was creeping along the overlaps, the screw lines had started to weep, and one section at the back of the building was beyond saving. The owner called in Eco Seal Coating Specialists for professional commercial roof waterproofing — to strip what needed replacing, seal the rest, and give the whole roof a fresh, watertight finish.

The problem

Corrugated and IBR-style metal roofs almost always fail at the same weak points: the horizontal overlaps between sheets, the side laps, and the thousands of fastener holes where screws pierce the metal. Over the years, expansion and contraction works those points loose, the original coating breaks down, and rust takes hold. On this roof the streaking was obvious across every sheet, and at the back of the tattoo shop the sheeting had corroded through completely, letting water straight into the building below. Patching one leak at a time was never going to solve it.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal used a proven metal-roof system to seal every vulnerable point and lock out moisture:

1. Strip and replace the failed section. The corroded sheeting at the back of the shop was removed and new sheeting supplied and installed, giving a sound surface to work from.
2. Clean and prime. The entire roof was cleaned down and treated with Purple Prime to kill rust and give the coatings a solid grip on the metal.
3. Reinforce the weak points. Every overlap, joint and screw line — more than 300 of them across the main roof and the shopfront canopy — was bridged with Flex and StretchSeal to create a flexible, crack-resistant seal.
4. Seal the fasteners. Each screw head was sealed with ScrewSeal to close off the most common leak path on any metal roof.
5. Top-coat for waterproofing. The finished system was sealed with HydroSeal HF, a tough, flexible waterproof membrane that ties the whole roof together and reflects the harsh Boksburg sun.

The result

The shops now sit under a fully sealed, watertight roof. Every overlap and screw line is protected, the replaced section is as good as new, and the grey waterproofing bands stand out crisply across the sheeting.
