A large residential complex in Vergelegen, Pretoria approached Eco Seal Coating Specialists after years of Highveld sun and seasonal storms had taken their toll on the estate’s tile roofs. The concrete ridge caps had cracked and shed their filling across almost every roof, leaving open joints where rain could track straight into the ceilings below. The body corporate needed durable tile roof waterproofing across the entire complex, not another quick patch.

The problem

The tiled roofs looked tired, but the real danger was hidden in the ridge lines. The original mortar bedding under the ridge caps had crumbled, and many of the concrete ridge tiles were cracked clean through or missing chunks of their pointing entirely. Every one of those gaps is a direct path for wind-driven rain. On top of that, the garage roofs were clad in IBR steel sheeting that had begun to rust along the sheets and screw lines. Left alone, the tile roofs would keep leaking and the metal roofs would keep corroding.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal restored the roofs with a full ridge waterproofing and repainting system across the complex:

1. Rake and refill the ridges – All 1 134 metres of ridge line were raked out to remove loose, failed cement, then re-filled with a fibre-cement mix to rebuild a sound bed.
2. Prime the substrate – Every prepared ridge was cleaned and primed with Penetrar so the waterproofing layer could bond permanently to the concrete.
3. Apply the StretchSeal system – A flexible StretchSeal membrane was embedded over each ridge, sealing every joint and crack against moisture ingress and allowing for natural roof movement.
4. Treat and repaint the metal roofs – The rusted IBR garage sheeting was rust-converted, primed, and the joints and screw lines waterproofed before two coats of high-quality roof paint were applied.
5. Overcoat and finish – The entire tile roof and all sealed ridges received two coats of premium roof paint in a uniform colour.

The result

The complex now has watertight ridges and a crisp, uniform terracotta finish across every roof. The rusted garage sheeting has been stopped in its tracks and repainted, and the ridge waterproofing carries a 10-year StretchSeal guarantee.
