A large hospital campus in Muckleneuk approached Eco Seal Coating Specialists after years of rain finding its way through the ridge lines of its tile roofs. On a building this size, with hundreds of metres of capping tiles running along every ridge and hip, even a hairline of failed bedding mortar becomes a real problem. Eco Seal was brought in for professional tile roof waterproofing — to rake out, rebuild and waterproof the ridges across the full roof, phase by phase, without disrupting the working hospital below.

The problem

The original cement bedding under the ridge and hip tiles had cracked, crumbled and in places washed away completely. Once that mortar goes, water no longer runs off the ridge line — it seeps straight down into the roof structure. Alongside the ridges, the surrounding parapet walls had opened up with structural cracks, giving rainwater a second path into the building. On a healthcare facility, leaks into ceilings and wards are not simply a maintenance nuisance; they are a hygiene and continuity risk that has to be closed off properly.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a proven ridge-repair and waterproofing system:

  1. Rake out and clean. Every cracked, loose or missing section of ridge mortar was raked out back to a sound edge and the substrate cleaned down.
  2. Rebuild the bed. The ridges were refilled with a fibre-reinforced cement to restore a solid, correctly shaped bed for the capping tiles.
  3. Prime the substrate. A Penetrar primer was applied so the waterproofing layer would bond permanently to the repaired mortar and tile.
  4. Reinforce and waterproof. The full ridge line was sealed with the StretchSeal membrane system, embedding reinforcement over the joint and finishing with a flexible HydroSeal HF topcoat that moves with the roof instead of cracking.
  5. Colour code and finish. The completed ridges were colour coded to match the roof, and cracked parapet walls were sealed so no water could bypass the new ridge work.

Every phase was carried out under full supervision and quality control, with the team moving methodically across the roof so the hospital kept running underneath.

The result

The ridges now shed water the way they were designed to. What was a patchwork of crumbling mortar and open cracks is a continuous, flexible waterproof line across the whole tile roof — sealed, reinforced and neatly colour matched.
