A homeowner in Mooikloof, Pretoria called Eco Seal after noticing that the cement pointing along the ridges of their tile roof had started to crack, crumble and wash away. On an older concrete-tile roof the ridge line is the most vulnerable part of the whole structure, so we scheduled a full inspection and put together a proper remedial plan.

The problem: failed ridge pointing and water ingress

Once we were up on the roof the picture was clear. The rigid cement mortar bedding the ridge tiles had reached the end of its life. Long cracks ran straight through the pointing, chunks of filler had broken loose, and in several spots the gaps were wide enough to slide a finger under the tile. Weathered, missing and hairline-cracked filling ran the full length of the ridges, and a stray solar-panel installation had chipped a few tiles along the way. Down at the parapets and box gutters we also found blocked, damaged sections where standing water and weed growth had taken hold.

The Eco Seal solution: the SealPro ridge system

As an approved SealPro applicator, Eco Seal rebuilt every ridge with a flexible, fully waterproof system rather than patching old cement. Across all 53 ridges we worked methodically:

1. Raked out every bit of loose, cracked and perished cement pointing back to a sound edge.
2. Re-bedded and filled the ridge line with a fibre-reinforced Posi Screed base to lock the tiles back down.
3. Primed the bedding and surrounding tile with Penetrar so the waterproofing would bond properly.
4. Reinforced the joints with the StretchSeal / RidgeSeal membrane system, a flexible band that moves with the roof instead of cracking like cement.
5. Sealed everything with a HydroSeal HF waterproof coating, then colour-coded the ridges with two coats of roof paint to match the tiles.
6. Replaced the cracked and missing tiles, and sealed the damaged parapet and pipe penetrations with the same flexible membrane.

The result: sealed, watertight and tidy

The ridges are now bedded on a flexible, reinforced system that will flex with the roof through Pretoria’s hot summers and cold winters rather than cracking apart again — the same tile roof waterproofing we deliver across the East.
