This tiled-roof family home in Melodie had reached the point where several problems were compounding at once. Cracked ridge cement was letting water into the roof structure, the roof paint had UV-faded and lost its protective value, and the plastered walls were cracking and blistering with visible rising-damp damage lower down. Eco Seal, an approved SealPro applicator, was brought in to tackle the roof and every exterior wall as one coordinated roof painting and waterproofing project.

The problem

Up on the roof, cement filling had cracked and gone missing along the ridges of both the house and garage roofs, and several tiles had come loose or cracked, leaving open paths for water to track under the tiles. The existing roof coating had also UV-failed and faded. Down at wall level, the exterior render was cracking and flaking across the house, garage and boundary walls, with the coating clearly failing and blistering in places. Along the base of the house walls, rising damp had visibly damaged the plaster — a sign that moisture was wicking up from ground level and would keep undermining any coat of paint applied over it without treatment.

The Eco Seal solution

Eco Seal’s crew worked through the roof and walls systematically:

1. Ridge repair and waterproofing — loose cement was raked out of every roof ridge on the house and garage, refilled with fibre cement, and reinforced with SealPro’s StretchSeal tile roof waterproofing system, with broken and loose tiles replaced and resealed along the way.
2. Roof clean and repaint — the full tiled roof area was high-pressure washed and prepared, then finished with two coats of premium roof paint to restore UV protection and colour.
3. Wall crack repair — cracked and damaged sections across the house, garage and boundary walls were cleaned, filled and matched to the existing wall texture, and seals around windows and doors were renewed where they had failed.
4. Rising-damp treatment — the lower metre of the house’s exterior walls, where rising damp had done the most damage, was treated with SealPro’s ArmTec HyperFlex system to stop moisture wicking further up the wall.
5. Prep, prime and repaint — every wall surface, from the house to the garage and the full boundary wall, was cleaned, primed and finished with two coats of premium exterior paint.

The result

The property has been transformed from a home under constant attack from cracking, UV damage and rising damp into one with a properly sealed roof and freshly painted, weatherproofed walls from the house right through to the boundary. The soft grey-blue finish gives the home a clean, modern look, while the ridge waterproofing and repaired tiles mean the roof is no longer letting water track in underneath — combining tile roof work with the exterior wall painting and damp-proofing we carry out across Hartbeespoort.
