A large multi-building property in Nestpark, Bapsfontein came to Eco Seal with roofs and walls that had weathered badly after years of sun, rain and neglect. The estate takes in a main hall, a chapel, dormitories, chalets, an office, a workshop and outbuildings, each with its own roof and its own set of problems. Eco Seal, an approved SealPro applicator, was appointed to restore the entire property to a clean, watertight and uniform finish with full roof painting and waterproofing.

The problem

Across the property the story was much the same. On the Harvey tile roofs the old coating had faded and was flaking away, leaving bare, porous tiles exposed to the weather. The metal roof sheeting over the dorms, workshop, chalets and other buildings had rusted in patches and lost its colour. Several concrete roof slabs had failed waterproofing that was letting water track inside. On top of that, sections of external wall and a stone parapet had cracked and lost plaster, and bargeboards and facias were rotten or missing. Left unattended, all of this only accelerates leaks and structural decay.

The Eco Seal solution

Eco Seal worked building by building to a consistent, proven system:

1. High-pressure washed and degreased every roof and wall surface to strip loose coating, dirt and organic growth.
2. Treated all rusted metal sections with a rust converter and repaired or replaced damaged sheeting, bargeboards and facias.
3. On the concrete roof slabs, applied the SealPro ArmTec concrete slab waterproofing system — a reinforced membrane built up with StretchSeal and HydroSeal HF for a durable, seamless seal.
4. Fixed and waterproofed the affected external and parapet walls, then primed and painted them with two coats of premium wall paint.
5. Primed every prepared roof surface and applied two coats of high-quality roof paint for a tough, UV-stable, fully sealed finish.

The result

The property now reads as one clean, cared-for estate. The tile and sheeting roofs carry a crisp, uniform red finish, the concrete slabs are properly waterproofed, and the repaired walls and bargeboards tie the whole complex together. Every building is protected against the next season’s rain, and the owner has a maintenance-ready property that will hold its finish for years.
