A large flat concrete roof slab wrapping around a rimflow pool had started letting water through. The problem: a cracked slab and water coming through the ceiling

Years of sun, rain and thermal movement had taken their toll on the exposed concrete. The surface was weathered and stained, with hairline and structural cracks running across the slab — the classic path water follows once a coating has aged past its life. Underneath, the damage had already reached the interior: watermarks and staining had spread across the ceiling. Sitting flush against the pool and the home’s glass frontage, this roof needed a waterproofing solution that could bridge movement, seal every detail and stand up to foot traffic.

The Eco Seal solution: a bonded ArmTec membrane system

As an approved SealPro applicator, Eco Seal installed the ArmTec HyperFlex system — a reinforced, monolithic membrane purpose-built for flat slabs like this one.

1. Preparation and priming. We cleaned and prepared the full slab, then primed the substrate with Penetrar to lock down the concrete and create a sound bonding surface.
2. Crack and detail reinforcement. Every crack, turn-up and outlet was strengthened with StretchSeal membrane bedded in Flex, sealing the exact points where water had been getting in.
3. Reinforced membrane. We applied HyperFlex with ArmTec reinforcing mesh embedded through the field of the slab, building a tough, seamless membrane that bridges movement.
4. Waterproof topcoat. The system was finished with HydroSeal HF and a cementitious topcoat to seal, protect and give the slab a clean, hard-wearing surface.

Before work began, the homeowner arranged to lift the solar panels, divert the overflow and raise the geyser onto risers so we could waterproof cleanly beneath and around each obstacle.

The result: a sealed, seamless roof ready for years of use

The finished slab is now a continuous, watertight surface running right up to the pool edge and the glass line of the home.
