A large paved balcony that fronts a busy commercial building in Die Hoewes had reached the end of its life. Eco Seal Coating Specialists was called in for professional balcony waterproofing — stripping it back, installing a proper under-tile system, and relaying the paving so the terrace could carry foot traffic and weather again without leaking into the spaces below.

The problem

Paved balconies look solid, but the paving is only the finish. The real protection is the waterproofing layer beneath it, and on this terrace that layer had failed. Joints between the slabs had opened and cracked, and rainwater was tracking straight through the bedding into the substrate instead of running to the outlets. Once water sits under paving it has nowhere to go. It works along the slab, ponds against the parapet flashings, and eventually shows up as damp and staining on the ceilings underneath. Patching the top surface does nothing when the problem is a broken membrane hidden below the tiles.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal rebuilt the balcony as a full under-tile waterproofing system rather than a surface repair:

1. Lifted and removed the existing paving blocks, cleared the rubble, and cleaned the exposed substrate.
2. Checked the levels and the drainage outlets to confirm water would flow correctly, and fitted new 80mm outlets where needed.
3. Prepared and primed the substrate with Penetrar so the waterproofing would bond properly.
4. Reinforced all cracks, upstands and the parapet flashings with a Flex and StretchSeal detail.
5. Installed the ArmTec waterproofing system across the deck, embedding ArmTec reinforcing mesh into HyperFlex for a seamless, movement-tolerant membrane.
6. Sealed the whole terrace with HydroSeal HF, then relaid the paving blocks on fresh bedding and grouted the joints with 10mm spacers.

The result

The balcony is watertight again and looks the part. A continuous waterproofing membrane now sits under the paving and up the parapet flashings, moving water to the outlets instead of letting it soak the slab. On top, the relaid paving gives a clean, hard-wearing surface that reads as a finished terrace rather than a repair job, ready for years of use above the occupied rooms below — the same standard we bring to commercial waterproofing across Gauteng.
