A healthcare facility in Muckleneuk, Pretoria had an ageing flat concrete roof slab where the original torch-on membrane had reached the end of its service life. On a hospital building a roof leak is never just a maintenance issue — it puts wards, equipment and ceilings directly at risk — so Eco Seal was brought in to overlay the failing torch-on with a fully bonded, seamless ArmTec HyperFlex waterproofing system.

The problem

The existing torch-on waterproofing had blistered, lifted at the laps and cracked along the movement joints and upstands. Bituminous torch-on ages hard and brittle under Highveld UV, so once the laps open up, water tracks under the sheet and pools on the slab with nowhere to drain. Stripping torch-on off an occupied hospital roof is disruptive and messy, so the right answer here was a compatible liquid overlay that bonds over the old membrane and seals it as one continuous skin.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the ArmTec HyperFlex system straight over the prepared torch-on:

1. Clean and prepare — the old torch-on was cleaned down, blisters cut and laid flat, and lifted laps and failed upstands made good so the overlay had a sound, bonded base.
2. Prime — the surface was primed with Penetrar to key the new system to the aged bitumen membrane.
3. Detail the weak points — every lap, movement joint, upstand and pipe penetration was reinforced with Flex and StretchSeal before the main coat.
4. ArmTec HyperFlex membrane — HyperFlex was applied with ArmTec reinforcing mesh fully embedded across the slab, forming one seamless, elastic membrane over the old torch-on.
5. Protective topcoat — finished with HydroSeal HF, a UV-stable topcoat that reflects heat and protects the membrane.

The result

The hospital slab now carries a single, seamless waterproof membrane bonded over the old torch-on, with every lap and upstand reinforced and sealed — the same concrete slab waterproofing and ArmTec HyperFlex system we install on commercial and healthcare roofs across Pretoria.
