This Monument Park home has a large IBR (corrugated steel) roof that had been carrying years of weather without any real maintenance. The homeowner wanted the roof properly restored before it started causing real problems, not just a quick coat of paint over the damage. Eco Seal was brought in to clean, treat, waterproof, and repaint the full roof area with professional roof painting, including the bargeboards, gutters, downpipes, and an attached carport.

The problem with the existing roof

Up close, the IBR sheeting told the story of a roof well past its last service. The coating had faded and chalked, with sections of paint peeling away to bare, corroding metal along the ridges and screw lines. Rust had taken hold around several fixing points and joints, and the overlaps where the sheets meet were no longer sealed properly, leaving the roof vulnerable to leaks during Pretoria’s summer storms. With solar panels already mounted on the roof, any future leak repair would mean working around fixed obstacles, so getting ahead of the corrosion now mattered even more.

The Eco Seal solution

Eco Seal is an approved SealPro applicator, and the scope here combined SealPro’s waterproofing range with a dedicated roof paint system to cover both structural sealing and long-term surface protection:

  1. High-pressure wash and degrease the entire roof area to strip away years of grime, chalking paint, and loose debris, giving every subsequent layer a clean surface to bond to.
  2. Rust conversion and priming on all corroded sections, treating the metal before it could spread any further under the new coating.
  3. Waterproof the joints, overlaps, and screw lines using SealPro Flex, an elastic waterproof coating applied by hand across every vulnerable fixing point and sheet overlap on the roof.
  4. Prime the full roof surface ahead of topcoating, locking in adhesion for the paint system that followed.
  5. Apply two coats of Plascon NuRoof roof paint across the entire IBR sheeting, plus the bargeboards, gutters, and downpipes.
  6. Paint the carport roof and structure, bringing the attached carport in line with the newly restored main roof.

The result

The roof now presents as a single, uniform charcoal-grey surface from ridge to eave, with every screw line and overlap sealed rather than just painted over. The peeling and rust that had built up around the fixing points and joints is gone, replaced by a roof system that’s properly waterproofed underneath the new coating. The carport now matches the main roof, and the solar installation sits on a roof that’s been fully protected around it.
