A concrete tile roof in the leafy suburb of Lynnwood, Pretoria had reached the end of its coating life. Years of harsh Highveld sun had faded the protective top coat, and the ridge lines were cracking and shedding their cement filling. As an approved SealPro applicator, Eco Seal was called in for professional roof painting and waterproofing — to reseal every ridge, protect the exposed concrete, and repaint the roof so the home would be watertight and looking new again.

The problem: cracked ridges and a UV-failed roof

Close inspection across the roof revealed three connected issues. The ridge caps and side flashings were cracked, with cement filling missing all over the roof, leaving open joints where rainwater could track straight into the structure. The tile protective top coat had failed, exposing bare concrete sections to the elements. And the existing roof coating had faded and blotched under years of UV exposure, giving the home a tired, patchy appearance. Left unattended, failed ridges and porous tiles are a common cause of roof leaks and internal damp in Pretoria homes.

The Eco Seal solution: the SealPro ridge and coating system

Eco Seal restored the roof using the SealPro waterproofing and coating system, applied in a proven sequence:

  1. Rake out and refill the ridges. All loose, cracked cement was raked out of the ridge caps and side flashings, then refilled with fibre cement to rebuild a sound, solid joint.
  2. Prep and prime. Each ridge and flashing was cleaned and primed with Penetrar to lock down the substrate and guarantee adhesion.
  3. Waterproof the ridges. A flexible StretchSeal / RidgeSeal membrane was bedded over every ridge and flashing to bridge cracks and create a continuous waterproof seal, finished with a HydroSeal HF top coat.
  4. New barge flashings. Two overtile barge flashings were supplied and installed on the upper roof for a clean, weathertight edge.
  5. Wash and repaint. The entire roof was high-pressure washed and cleaned, then finished with two coats of premium roof paint across the tile field and the adjoining IBR sheeting.
  6. Flat slab. The small concrete slab section was primed and waterproofed with the SealPro ArmTec system for lasting protection.

The result: a sealed, vibrant roof built to last

The transformation speaks for itself. Every ridge is now sealed and uniform, the exposed concrete is fully protected, and two coats of fresh terracotta paint have brought the whole roof back to a deep, even colour.
