A large commercial IBR steel roof in the Kew industrial area of Johannesburg had reached the point where rust, not weather, was the real threat. The owner called Eco Seal for professional industrial roof coatings — to restore the sheeting across the main building, side roof and two welding-bay roofs before the corrosion started eating through the metal and letting water into the workshops below.

The problem: rust spreading across bare steel sheeting

Years of Highveld sun, summer storms and industrial exposure had stripped the original coating off the IBR sheeting. Wide bands of orange rust ran down the profiles, screw fixings had corroded and lifted, and several sections showed the tell-tale flaking that comes just before a leak. On a roof this size, untreated rust does not stay still, it creeps along the pans and around every fastener until the sheet fails. Repainting over the top would have sealed the corrosion in rather than stopping it, so the roof needed proper remedial treatment first.

The Eco Seal solution: strip back, treat, waterproof and recoat

As an approved SealPro applicator, Eco Seal followed a full metal-roof remedial system rather than a quick repaint:

  1. High-pressure wash and degrease. The entire roof area was pressure-cleaned to remove dirt, loose rust, chalking and grease.
  2. Rust treatment. Every corroded section was worked back and treated with a rust converter, stabilising the steel across the main building and both welding roofs.
  3. Prime the steel. Prepared sheeting was sealed with SealPro Purple Prime, the adhesion primer that locks the coating system to bare and treated metal.
  4. Waterproof the weak points. Screw lines and damaged sections were reinforced with SealPro Flex and StretchSeal, and each fastener was sealed with ScrewSeal.
  5. Apply the coating and topcoat. The roof was finished with two coats of high-quality roof paint over a HydroSeal HF membrane, giving a continuous, flexible, waterproof skin.

The result: a sealed, corrosion-protected roof built to last

The transformation speaks for itself. The rust-streaked sheeting is now a crisp, fully sealed roof, the main building finished in a clean grey and the welding-bay roofs in a deep maroon. Screw lines are watertight, the steel is protected from further corrosion, and the reflective topcoat helps keep the workshops cooler underneath. What was heading for sheet replacement was instead extended by many years — the same standard we bring to commercial roof painting and waterproofing across Johannesburg.
