A double-storey home in Faerie Glen had a metal sheeting roof over the garage that was letting water through at exactly the spots you’d expect on an ageing IBR roof: the overlap lines between sheets, the flashing where the roof meets the wall, and the join around the polycarbonate roof-light panel. The problem the homeowner was facing

The garage ceiling had a visible brown water stain that kept reappearing after rain. Up on the roof, the cause was clear: the factory paint along the overlap ribs and screw lines had worn thin and lifted in patches, leaving bare galvanised metal exposed where the sheets lap over each other. A few fastener heads had old, failed spot-repairs that were no longer sealing. The junction around the polycarbonate roof-light panel had also opened up, giving water a direct path in whenever it rained.

The Eco Seal solution

Eco Seal is an approved SealPro applicator, and for this kind of targeted roof sheeting repair the SealPro remedial system is built to seal exactly these failure points without disturbing the rest of the roof:

  1. Prep the joints – loose, flaking paint and rust along the overlap lines, flashing, and polycarbonate junction were cleaned back to sound metal.
  2. Prime the exposed metal with a penetrating primer so the waterproofing bonds properly to bare galvanised steel and won’t lift again.
  3. Reinforce and seal the overlaps with a fibre-reinforced elastomeric waterproofing band laid along every overlap and flashing line.
  4. Seal the fasteners individually, since screw and rivet heads are usually the first place a metal roof starts leaking.
  5. Finish with an elastomeric topcoat, blended close to the existing roof colour, over the treated joints, flashing, and the polycarbonate roof-light surround.

The rest of the roof sheeting was left as-is — this was a focused repair on the sections that had actually failed, not a full recoat.

The result

Every overlap, flashing line, and the polycarbonate roof-light join on the garage section is now sealed and waterproof, with a durable elastomeric band protecting the joints against Pretoria’s summer downpours.
