A large flat concrete roof slab in Faerie Glen had reached the end of its waterproofing life. The homeowner called Eco Seal Coating Specialists for professional concrete slab waterproofing — to strip back the failing system and restore a fully sealed, watertight roof over roughly 182 square metres of slab. This is a job we see often on older double-storey homes in the eastern suburbs of Pretoria, where flat slabs take the full force of the highveld sun year after year.

The problem: a failed, cracked waterproofing system

The existing coating had delaminated and cracked badly across the slab. Once the surface membrane lifts, water no longer runs off cleanly, it soaks in and tracks along the joints. On inspection we found several clear failure points:

• Delaminated and cracked waterproofing across the main slab
• Membrane separating and lifting along the joints
• UV protection burnt out at the end of the coating’s life
• A blocked outlet holding water back instead of draining it
• Cracks on the parapet wall, and even a plant taking root in a neglected drainage point

Left as it was, this slab would keep letting water through into the structure below.

The Eco Seal solution: the ArmTec slab system

As an approved SealPro applicator, Eco Seal installed the full ArmTec HyperFlex system, purpose-built for flat concrete slabs. Our steps on site were:

1. Open up the outlet to correct the water flow and let the slab drain properly.
2. Clean and prepare the substrate, then prime the whole slab with Penetrar to lock down the surface.
3. Bridge and strengthen the cracks and delaminated joints with Flex and StretchSeal membrane.
4. Lay the ArmTec system across the slab, reinforcing with ArmTec mesh set into HyperFlex for a seamless, monolithic layer.
5. Finish with HydroSeal HF as the durable, UV-stable topcoat.
6. Lift and reinstall the geyser so the waterproofing ran unbroken beneath it.

The result: a clean, watertight roof

The finished slab is now a single continuous waterproof surface, sealed edge to edge and up over the parapet detailing. The cracks and open joints are gone, the outlet drains as it should, and the light grey HydroSeal HF topcoat reflects heat while protecting the membrane from UV — the same standard we bring to waterproofing across Faerie Glen, backed by our workmanship guarantee.
