Flat Roof Slab Waterproofing in Warmbad, Bela-Bela

A large resort in Warmbad, Bela-Bela called Eco Seal Coating Specialists in to rescue an ageing flat roof slab that had reached the end of its service life. Spanning the footpaths, pub roof section, and a raised roof-garden and braai deck, the concrete slab was leaking and needed a complete concrete slab waterproofing overhaul before the next rainy season.

The problem

The existing waterproofing had simply given up. Years of Bela-Bela sun had burnt out its UV protection, leaving the old membrane brittle, delaminated, and cracked. On close inspection the failures were everywhere:

• Old membrane lifting and separating along the joints, letting water track underneath.
• Water puddling in front of outlets that sat too high, so the slab never drained properly.
• Cracked, weathered coatings and stained parapet walls showing the coating was well past its lifespan.

Standing water on a flat slab is the fastest way to ruin the structure below, so a patch-and-hope repair was never going to cut it. The whole slab needed to be stripped back, corrected, and re-waterproofed as one continuous system.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the full ArmTec HyperFlex waterproofing system across the roof in phases, correcting the drainage faults as we went:

1. Prep and prime the substrate. We cleaned back the failed coating, opened the blocked outlets to correct the waterflow, and primed the concrete with Penetrar so the new system could bond properly.
2. Treat the joints and cracks. Delaminated joints and cracks were reinforced with a Flex and StretchSeal bandage, and the slab joints were sealed with a TPE 170 movement joint to absorb expansion and contraction.
3. Flash the parapet walls. The parapet upstands were plastered and dressed so the waterproofing could turn up and terminate cleanly, with no weak edge for water to get behind.
4. Install the ArmTec membrane. We built up the HyperFlex coating reinforced with ArmTec mesh across the full slab, creating a seamless, fully bonded waterproof layer.
5. Seal with HydroSeal HF. A tough HydroSeal HF top coat finished the system, locking in UV protection and giving the slab a clean, uniform grey surface.
6. Non-slip deck finish. On the roof-garden and braai deck the surface was screeded, waterproofed, then finished with a non-slip coating and sealed with ClearCoat for a safe, walkable deck.

The result

The resort now has a fully sealed, seamless flat roof slab that drains the way it should and shrugs off the Warmbad sun. The old patchwork of cracks and puddles is gone, replaced by a bright, hard-wearing grey membrane backed by a proper workmanship guarantee. Where the deck is walked on daily, the non-slip ClearCoat finish keeps it safe underfoot while staying watertight — the same standard we bring to flat roof waterproofing across Gauteng and beyond.
