Large industrial roofs live and die on their seams. On a sprawling warehouse roof in Sunderland Ridge, Centurion, the sheeting itself was still sound, but years of thermal movement, weathering and wind-driven rain had opened up the flashings, laps and ridge joints. Eco Seal was called in for professional industrial roof coatings — to seal those vulnerable lines before a small leak turned into stained stock and a shut-down bay.

The problem

Metal factory roofs expand and contract every single day as the sun heats and cools the sheeting. Over time that constant movement works fasteners loose, lifts flashings and cracks the sealant along the sheet laps and ridge lines. On this Centurion warehouse the open sections had weathered badly — grimy, streaked seams with hairline gaps running the length of the roof. On a building this size, that adds up to hundreds of metres of potential entry points for water, directly above valuable stored goods.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal treated the roof with a proven seam-sealing system built for movement:

  1. Clean and prepare every flashing, joint and open section, stripping away failed sealant, dirt and loose material.
  2. Prime the seams with Purple Prime to lock down the surface and guarantee adhesion to the aged metal sheeting.
  3. Reinforce each joint with StretchSeal — a flexible, elastomeric membrane bedded over the flashings, laps and ridge lines to bridge the gaps and absorb the daily expansion and contraction.
  4. Seal fasteners and detail work across the open sections so no screw head or overlap is left exposed.
  5. Finish with a protective HydroSeal HF topcoat over the treated lines for a durable, weatherproof and UV-stable seal.

The full project ran under a proper health and safety file with certified access equipment.

The result

The finished roof shows crisp, uniform white seams running the full span of the building — every flashing, joint and ridge line now sealed and flexible enough to move with the structure instead of cracking against it.
