When a garage boundary wall starts drawing damp up from below ground, patching the surface never lasts. The moisture is coming from the soil against the wall, so the only durable fix is to expose the wall below the ground line, waterproof it properly, and backfill. Eco Seal was called out to a home in Wierdapark, Centurion for professional wall waterproofing — to do exactly that on an exterior garage wall shared with the neighbouring property, along with a section of tank wall.

The problem

The old waterproofing on the buried section of the wall had failed. Where the wall met the soil, the previous membrane had perished and pulled away, leaving the blockwork exposed to constant ground moisture. Damp was tracking through to the visible face of the garage wall, and loose rubble and degraded material had built up along the footing. Surface repairs and a fresh coat of paint on their own would simply have blistered again within a season, because the water was entering below ground level where no one could see it.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal followed a full below-grade waterproofing sequence rather than a cosmetic patch:

1. Excavated the trench along the neighbour side of the wall to roughly one metre deep, exposing the full buried section and clearing away all rubble and failed material.
2. Cleaned and prepared the exposed blockwork, cutting back the old perished membrane to a sound edge.
3. Primed the wall and applied the ArmTec waterproofing system to the prepared surface, reinforcing the coating so it bridges the block joints and moves with the wall.
4. Built the ArmTec HyperFlex membrane up to a continuous, flexible waterproof skin across both the neighbour wall section and the adjoining tank wall.
5. Backfilled and refilled the excavation once the system had cured, then made good and repainted the exterior face so the finished wall matched the rest of the property.

The result

The garage wall is now sealed against ground moisture from the source, not just the surface. The buried section carries a continuous ArmTec HyperFlex membrane, the trench is neatly backfilled, and the courtyard has been left clean and tidy. The visible wall has been repainted and blends straight back in, with no sign of the excavation that made the repair possible — the same standard we bring to waterproofing across Centurion.
