A large commercial building in Muckleneuk called Eco Seal in after years of water problems on its flat concrete roof. The original waterproofing had reached the end of its life: the old membrane had lost its UV protection, dried out and pulled away from the slab, leaving the concrete exposed to every rainstorm. With hundreds of square metres of roof deck, blocked box gutters and pooling water above the offices below, the building needed professional concrete slab waterproofing rather than another quick patch.

The problem

Flat concrete roof slabs take a beating in the Highveld climate. On this roof the failures had stacked up over time:

• The existing waterproofing membrane had delaminated and cracked, with joints starting to separate and lift.
• UV exposure had cooked the old coating until it went brittle and perished, so it no longer kept water out.
• Box gutters had silted up and blocked, forcing water to pool and push over the sides.
• Water was puddling on the slab and in front of outlets that no longer drained cleanly.

Left as it was, that standing water would keep finding its way through the cracked joints and into the structure.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the ArmTec HyperFlex system across the concrete slab, gutters and problem junctions. The team worked methodically:

1. Stripped back the failed membrane, cleared and cleaned the blocked box gutters, and opened up outlets to correct the water flow.
2. Corrected fall with a light screed where water was puddling, so the roof drains instead of ponding.
3. Prepped and primed the substrate with Penetrar to lock down the concrete and give the system a sound base.
4. Reinforced every crack, joint and delaminated section with StretchSeal membrane bedded into Flex.
5. Applied the HyperFlex base coat with ArmTec reinforcing mesh embedded across the field of the slab for a seamless, monolithic layer.
6. Finished with HydroSeal HF as the tough, UV-stable top coat that protects the whole system.

The result

The roof now carries a continuous, flexible waterproofing membrane that moves with the building and sheds water to the outlets the way it should. The gutters are clean and sealed, the cracked joints are bridged, and the exposed concrete is protected under a UV-stable finish built to last. The client has a commercial roof that is watertight again and ready for years of Pretoria summers — the same standard we bring to commercial roof waterproofing across Gauteng.
