The perimeter walls at Arlington Country Estate in Broadacres had reached the point that every estate eventually faces. Years of Highveld sun, driving summer rain and general weathering had left the long boundary walls streaked, stained and cracking, with the coping sections letting moisture creep into the plaster. Eco Seal Coating Specialists were brought in for professional wall painting and waterproofing to restore the full run of estate walls to a clean, uniform and properly protected finish.

The problem

A boundary wall is the first thing anyone sees when they arrive at an estate, and here the wear was hard to miss. Sections of plaster were discoloured and grimy, hairline and open cracks had formed across the panels, and the older coating had faded unevenly so the walls looked patchy and tired. The coping along the top of the wall was the real weak point, allowing water to soak into the wall from above and drive the deterioration below. Left untreated, that moisture path only widens cracks and lifts paint season after season.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a proper remedial sequence rather than simply painting over the problem:

  1. Clean and prep. The full length of wall was cleaned down by high-pressure washer and by hand to strip dirt, chalking and loose material back to a sound surface.
  2. Crack and damage repair. Open cracks and damaged plaster sections were filled with fibre cement, worked to match the existing wall texture so repairs would disappear once painted.
  3. Waterproof the coping. The vulnerable coping sections were sealed with the StretchSeal waterproofing system, cutting off the moisture path from the top of the wall.
  4. Prime and seal. Prepared sections were primed and treated to lock down the substrate and give the topcoats a stable, even base.
  5. Repaint. The walls were finished with two coats of high-quality exterior wall paint for a consistent colour and a durable, weather-resistant surface.

Roughly 392 m² of wall and 70 m of coping were treated across the estate, with full supervision and quality control throughout.

The result

The estate now presents a crisp, uniform boundary wall from the Arlington entrance signage right along the street frontage. The staining and cracking are gone, the coping is sealed against future water ingress, and the fresh two-coat finish gives the whole perimeter a clean, well-kept appearance. Most importantly, the repainting sits on top of a waterproofed, repaired substrate — the same standard we bring to commercial and estate work across Johannesburg.
