An upstairs tiled balcony was letting water through into the structure below, and the flashings around the adjoining patio roof and chimney had reached the point where they could no longer be patched. Eco Seal was brought in for professional balcony waterproofing — stripping the balcony back to its screed, resolving the source of the leak, and rebuilding the flashing detail so both areas could shed water properly for years to come.

The problem

The balcony tiles had been down long enough for the grout and glue lines to fail, letting moisture track underneath and sit against the slab. Once the tiles were lifted, the cracked and eroded brickwork around the outlet penetrations was clearly visible — a classic entry point for water into the wall below. Along the patio roof, the flashings around the chimney and parapet edges had degraded to the point of losing their seal entirely, leaving the junction between roof and wall exposed to every rain event.

The Eco Seal solution

  1. Strip and clear. All balcony tiles and old tile glue were removed down to bare screed, and the resulting rubble cleared from site.
  2. Repair the outlets. Two new 80mm outlets were installed to replace the failing drainage points and give the balcony a proper, unobstructed path for run-off.
  3. Prime and waterproof the balcony. The exposed screed was prepped and primed, then waterproofed using an ArmTec under-tile system — a fibre-reinforced membrane designed to sit beneath ceramic or porcelain tiling and take movement without cracking.
  4. Retile. Once the membrane had cured, the balcony was retiled to match the original layout, sealing the waterproofing beneath a durable, walkable finish.
  5. Rebuild the flashings. The patio roof flashings and chimney junctions were prepped and primed, then waterproofed with a StretchSeal system — an elastomeric coating that bridges the gap between roof and masonry and stays flexible as the building moves through the seasons.

The result

The balcony is watertight beneath its new tiles, with clear drainage through the rebuilt outlets, and the patio roof flashings and chimney junction are properly sealed against the weather.
