Flat Roof Slab Waterproofing in Moreleta Park, Pretoria

Location: Moreleta Park, Pretoria
Service: Roof slab maintenance & waterproofing

A flat concrete roof slab tucked between two tile roof pitches is one of the most common failure points on a home — it takes the full brunt of the sun and rain with none of the natural runoff a pitched roof gets. On this property in Moreleta Park, years of UV exposure had pushed the existing membrane past its service life, and it was starting to show.

The problem with the existing roof slab

The old waterproofing coating had delaminated across large sections of the slab, lifting away from the concrete and cracking along the joint lines. Several areas had worn straight through to bare substrate, leaving the concrete exposed to standing water. To make things worse, the outlets draining the slab were sitting too high, so water was pooling in front of them instead of running off — a classic recipe for slow water ingress into the ceiling below.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal renewed the slab from the substrate up using the ArmTec waterproofing system:

  1. Correct the drainage. The outlets were opened up and adjusted so water flows off the slab properly instead of pooling in front of the drain points.
  2. Strip and prepare the substrate. All loose, delaminated material and debris were cleared off the full slab area, exposing sound concrete to work from.
  3. Strengthen the cracks and joints. Cracked and delaminated joints were reinforced with a StretchSeal membrane, giving the slab the flexibility to handle ongoing thermal movement without cracking again.
  4. Prime the surface. A full prime coat was applied across the prepared slab to ensure proper adhesion for the waterproofing system.
  5. Apply the ArmTec waterproofing system. The full ArmTec coating was applied over the primed, reinforced slab, sealing it against water penetration and restoring UV protection.

The result

The slab now has a continuous, UV-stable ArmTec waterproofing membrane with properly reinforced joints and correctly functioning drainage — no more pooling water at the outlets, no more exposed concrete, and no more delaminated patches waiting to let water through. This is the same concrete slab waterproofing and flat roof waterproofing we deliver across the area, including waterproofing and roof painting in Moreleta Park. The homeowner has a roof slab protected against the Pretoria sun and rain for years to come.
