This Rietvalleirand home has two flat concrete roof slabs tucked in among its tiled pitched roofs — one over the reception area and one above the pool area. Both slabs had reached the point where cracking, delaminated joints, and ponding water needed proper attention before the coming rains could work their way into the structure below.

The problem: cracked joints and standing water

On the flat slab sections, hairline cracks and delaminated joints had opened up along the parapet edges and outlets — exactly the kind of movement joints that let water track into the substrate over time if left unsealed. Nearby, a curved slab section above the entrance was holding standing water against a damaged timber fascia, a clear sign the existing surface could no longer shed water the way it should. Left as is, both areas were on track for damp patches, rot, and a much bigger repair bill.

The Eco Seal solution: reinforced ArmTec waterproofing

Eco Seal, an approved SealPro applicator, treated both the reception slab and the pool-area slab with the same proven system:

  1. Substrate preparation and priming — each slab was cleaned and primed across its full area (34 m² at the pool slab, 21 m² at the reception slab) to give the new system a sound base to bond to.
  2. Crack and joint reinforcement — cracked and delaminated joints were strengthened first with a StretchSeal reinforcing membrane, bridging movement points before any coating went down.
  3. Fabric-reinforced base coat — a polyester reinforcing mesh was embedded into the base coat across the full slab and up the parapet upstands, giving the membrane the tensile strength to handle ongoing thermal movement without cracking again.
  4. ArmTec topcoat application — the SealPro HydroSeal acrylic waterproof topcoat was applied over the reinforced base in even coats, sealing every upstand, outlet, and pipe penetration along the way.

The result: a sealed, uniform waterproof slab

Both slabs now carry a smooth, seamless ArmTec waterproofing membrane that ties the parapets, outlets, and roof penetrations into one continuous waterproof layer — the same concrete slab waterproofing and flat roof waterproofing we deliver across Pretoria East, built on the ArmTec HyperFlex system.
