A commercial flat concrete roof slab in Sunderland Ridge, Centurion had reached the point where ageing waterproofing and a poorly performing roof outlet were putting the building at risk of water ingress. Eco Seal was brought in to strengthen the substrate, replace the failing drainage point, and apply a full ArmTec waterproofing system to protect the slab for years to come.

The problem the client was facing

Flat concrete roof slabs rely entirely on their waterproofing membrane to stay watertight, and on their outlets to move rainwater off the roof fast enough to prevent ponding. On this site, the existing roof outlet was no longer directing water away efficiently, and the slab surface had developed cracks and delaminated joints where the old coating had lost its bond to the substrate. Left unattended, these two issues compound each other: standing water finds every weak point in the membrane, and cracked joints let moisture track down into the slab itself.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal specified and installed a complete ArmTec flat-slab waterproofing system, combined with a full outlet and drainage upgrade:

1. Remove and replace the roof outlet — the old, underperforming outlet was stripped out and replaced with a new Geberit Pluvia roof outlet, engineered to move water off a flat roof quickly and efficiently.
2. Upgrade the drainage line — new Geberit HDPE drainage pipework, bends, brackets, and fittings were installed to carry water cleanly from the new outlet down through the building’s stormwater system.
3. Prepare and prime the substrate — the full roof area was cleaned, prepped, and primed to give the new waterproofing system a sound, well-bonded base.
4. Strengthen cracks and delaminated joints — all cracked and delaminated sections were reinforced with a StretchSeal membrane, restoring integrity to the weak points before the topcoat went down.
5. Apply the ArmTec waterproofing system — a full ArmTec coating system was applied across the slab, forming a seamless, reinforced, UV-stable waterproof layer engineered for flat concrete roofs.

The result

The roof slab is now finished with a smooth, continuous ArmTec waterproofing system and a properly functioning drainage outlet, giving the building reliable protection against water ingress and eliminating the ponding risk.
