Cracked tiles on a balcony rarely stay a cosmetic problem for long. Once the grout lines open up, water finds its way through the joints and into the screed below, and from there it tracks along the slab until it finds a way out through a ceiling or a wall. At this home in Woodhill, Pretoria, the cracking had spread across the main balcony terraces and the coping of the boundary wall along the front and east sides, so the owner brought in Eco Seal Coating Specialists to strip out the damage and rebuild the waterproofing properly.

The problem

The tiled balcony surfaces were cracking in a clear diagonal pattern, a sign that the slab was moving under the old tile layer and pulling the grout and bedding apart with it. Once the loose tiles and screed were opened up, the cracks were cut back to sound material so they could be repaired properly instead of simply skimmed over. The boundary wall coping along the front and east elevations had the same issue, with hairline cracking and old staining showing where water had already been getting in.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal treated the balcony floors and boundary wall as one continuous waterproofing job:

1. Cut back and cleaned out all cracked and loose material across the balcony terraces and the boundary wall coping, exposing sound substrate to work from.
2. Repaired the cracks and rebuilt the screed falls so water would run off the surfaces instead of pooling in low spots.
3. Applied a bonding and priming layer (Penetrar) across the full 89 square metre scope, giving the topcoat a sound, permanent key.
4. Reinforced the movement joints and wall junctions before coating over them, so the repaired cracks would not simply reopen under the new membrane.
5. Applied HydroSeal HF, a flexible, paintable waterproof membrane, in two coats across both the balcony floors and the boundary wall coping for a seamless, UV-stable finish.

The result

The balcony terraces and boundary wall now carry a single, continuous waterproof membrane that flexes with the structure instead of cracking with it — the same balcony waterproofing we deliver across Pretoria East.
