Flat concrete roof decks are one of the most demanding surfaces to keep watertight. Tucked between the pitched metal sections of this Waverley home sat a low concrete slab that had to carry standing water, harsh Highveld sun and constant thermal movement. When the owner called us in, Eco Seal Coating Specialists inspected the deck and specified a full ArmTec HyperFlex waterproofing system across roughly 50 square metres.

The problem with an ageing concrete deck

Concrete flat roofs do not shed water the way a pitched roof does. Rain lingers, works its way into hairline cracks and open joints, and eventually tracks through to the ceilings below. On this deck the tell-tale signs were all present: a tired surface, movement cracks opening at the upstands where the slab meets the surrounding roof, and no flexible membrane left to bridge them. Left untreated, that combination leads to damp ceilings, rusted fixings on the neighbouring metal sheeting and costly interior repairs.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal installed the ArmTec HyperFlex system, a fully bonded, reinforced membrane built up in layers for maximum crack-bridging strength:

1. Preparation. We cleaned the slab back to a sound surface, opened and cleared the cracks and joints, and made good the upstands where the concrete meets the adjacent roofs.
2. Priming. A coat of Penetrar primer was worked into the substrate to seal the concrete and guarantee adhesion.
3. Detailing the weak points. Every joint, crack and upstand was reinforced with Flex and StretchSeal, the areas where flat roofs almost always fail first.
4. Reinforced membrane. HyperFlex was applied and fully embedded with ArmTec reinforcing mesh across the whole deck, creating a single seamless, elastic sheet.
5. Protective topcoat. The system was finished with two coats of HydroSeal HF, a UV-stable topcoat that reflects heat and locks the membrane in.

The result

The deck is now a clean, uniform, fully sealed surface with no open joints and no vulnerable edges. The reinforced membrane carries seamlessly up every upstand and ties neatly into the surrounding metal roofs, so water has nowhere to sit and nowhere to enter.
