When a flat concrete roof slab starts letting water through, it rarely announces itself politely. This Elardus Park home in Pretoria had a slab tucked between the pitched tiled sections where the old membrane had reached the end of its life. Eco Seal was called in for professional concrete slab waterproofing — to strip it back, rebuild the failed detailing and re-waterproof the whole slab with a system built to move with the building.

The problem

The existing waterproofing membrane had delaminated and lifted away from the substrate in several sections, leaving the concrete exposed and stained from standing water. Once a membrane loses its bond, every joint, turn-up and penetration becomes an entry point, and the slab sitting behind the tiled roof was quietly soaking up moisture. A flue penetration through the roof added another vulnerable detail, with old flashing that could no longer be trusted to keep water out.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal worked through a proper remedial sequence rather than simply coating over the failure:

  1. Strip and prepare. The old delaminated membrane was removed and low or hollow sections beneath the tiles were filled with fibre cement to give a sound, level base.
  2. Prime the substrate. The cleaned slab was primed with Penetrar so the new system could key firmly into the concrete.
  3. Reinforce the weak points. New sections, joints and turn-ups were strengthened with StretchSeal reinforcing membrane bedded into a flexible base coat.
  4. Install the ArmTec system. HyperFlex was applied with embedded ArmTec reinforcing mesh across the field of the slab, building a seamless, high-build waterproof layer.
  5. Seal the penetration. A new chimney boot and flashing were installed and sealed around the flue, closing off a known leak point.
  6. Finish with a protective topcoat. The slab was sealed with HydroSeal HF, a UV-stable membrane that protects the system and reflects heat off the roof.

The result

The slab is now a clean, seamless waterproof surface with properly detailed edges, turn-ups and a securely flashed flue.
