A homeowner in Moreleta Park called Eco Seal in after years of frustration with a failing flat concrete roof slab. The original acrylic Multidex-style waterproofing had reached the end of its life and was letting water into the home below. Eco Seal, an approved SealPro applicator, provided professional flat roof waterproofing — stripping the old system back and installing a fully reinforced ArmTec membrane across the entire slab.

The problem

The old waterproofing had delaminated across the whole roof. Large sheets of the acrylic membrane had lifted, blistered and peeled away from the concrete, leaving bare substrate exposed to sun and rain. Where the coating had failed, water sat in shallow pools long after the rain stopped, and hairline cracks had opened up in the slab and around the outlets. Ponding water and open joints on a flat roof are a recipe for leaks, and this one was already letting moisture through into the rooms below.

The Eco Seal solution

Eco Seal treated the whole roof as four sections, roughly 286 m² in total, and worked through a proven ArmTec build-up:

1. Strip and clean. All the old delaminated acrylic waterproofing was stripped off and the exposed slab was cleaned down to a sound surface.
2. Prime for adhesion. The bare concrete was treated with a penetrating primer to dampen and stabilise the substrate.
3. Reinforce the weak points. StretchSeal membrane strips were bedded into all the joints, overlaps, turn-ups and around the roof outlets, and the outlets themselves were re-formed with screed to shed water cleanly.
4. Install the ArmTec system. A flexible base coat was applied and reinforced with ArmTec mesh, then over-coated with HydroSeal HF to build a seamless, fully bonded waterproof membrane across the entire slab.

The result

The finished roof is a single, unbroken grey-blue membrane with no ponding, no exposed joints and neatly detailed outlets. Every parapet turn-up and drainage point is sealed, so water now runs off the slab exactly as it should.
