A large tiled home in the leafy smallholding suburb of Poortview, Roodepoort, called on Eco Seal Coating Specialists to rescue a weathered concrete tile roof and bring it back to life. Years of Highveld sun, rain and grime had faded the terracotta tiles to a dull, patchy brown and left the ridge lines cracked and leaking. The problem: cracked ridges and a faded, porous roof

The roof told a familiar story for older tile homes across the West Rand. The ridge caps had lost their bedding mortar, leaving open cracks where wind-driven rain could track straight into the roof space. The tile surface itself had gone chalky and porous, drinking up water instead of shedding it, and the valleys were clogged and no longer channelling water correctly. Left untreated, this combination of failed ridges, tired tiles and poor drainage is a recipe for ceiling stains, damp and long-term structural damage.

The Eco Seal solution: the SealPro ridge and roof system

Eco Seal restored the roof using a proven SealPro build-up, working methodically across every ridge and slope:

  1. Rake out and rebed the ridges — all loose, cracked cement was removed and the ridge caps refilled with fibre-reinforced cement for a solid, stable base.
  2. Posi Screed and Penetrar — the prepared ridges were screeded true and primed with Penetrar to lock down the substrate and guarantee adhesion.
  3. StretchSeal / RidgeSeal waterproofing — a flexible StretchSeal membrane was applied over every ridge line to bridge hairline cracks and absorb the roof’s natural movement.
  4. HydroSeal HF top coat — the ridges were sealed with HydroSeal HF for a durable, weatherproof finish.
  5. Open valleys and pressure wash — the valleys were reopened to restore correct water flow, and the entire roof was pressure-washed back to a clean, sound surface.
  6. Two premium roof paint coats — the whole roof received two coats of high-quality roof paint, with gutters, downpipes and fascias repainted to match.

The result: a watertight roof with striking kerb appeal

The finished roof is a dramatic turnaround. Nearly 900 square metres of tile now glow in a rich, even terracotta-orange, the ridges are crisp and fully waterproofed, and the valleys drain cleanly again.
