New Concrete Roof Slab Waterproofing at Highveld Mall, Witbank

A new flat concrete roof slab over the service area of a commercial fast-food outlet at Highveld Mall in Witbank needed to be waterproofed from new, before the unit opened for trade. Waterproofing a fresh slab correctly is the cheapest insurance a commercial building can buy, so Eco Seal installed the ArmTec HyperFlex system across the new deck.

The problem

A brand-new concrete slab looks watertight, but bare concrete is porous and moves and cracks as it cures. On a busy commercial service area, with a working kitchen and services below, any water tracking through the slab means damage to ceilings, equipment and trade. The slab needed a fully bonded, reinforced membrane installed from the start, with every upstand, outlet and penetration detailed before the roof went into service.

The Eco Seal solution

As an approved SealPro applicator, Eco Seal waterproofed the new slab with the ArmTec HyperFlex system:

1. Prepare and prime — the cured slab was cleaned of laitance and debris and primed with Penetrar to seal the concrete and guarantee adhesion.
2. Detail the weak points — every upstand, outlet, movement joint and pipe penetration was reinforced with Flex and StretchSeal.
3. ArmTec HyperFlex membrane — HyperFlex was applied with ArmTec reinforcing mesh fully embedded across the slab, forming one seamless, elastic membrane bonded to the new concrete.
4. Protective topcoat — finished with two coats of HydroSeal HF, a UV-stable, heat-reflective topcoat.

The result

The new service-area slab was handed over fully sealed, with a seamless reinforced membrane bonded to the concrete and every upstand and outlet detailed — the same concrete slab waterproofing and ArmTec HyperFlex system we install on new-build commercial roofs.
